The Urban Management approach combines three levels:

1. Urban Sciences: scientifically grounded understanding of the economic, psychological, sociological, and politological contexts that shape built space.
2. Urban Governance: understanding the regulatory framework, its historical emergence, and inspiration for potential evolution to meet the challenges of spatial development.
3. Urban Leadership: understanding the motives and behaviors of individual stakeholder groups and learning concrete tools to actively initiate and shape transformation processes for cities, territories and real estate.

The program is aimed at specialists and managers in regional and urban development as well as the real estate industry who wish to assume increased political and entrepreneurial responsibility. These include:

* Degree from a university/ETH/university of applied sciences and professional experience (foreign degrees or professional qualifications are recognized if they have the same quality level as the Swiss equivalents).

* In exceptional cases, persons without a university degree are also admitted. The Executive Committee decides on admission "sur dossier". These applicants require several years of professional experience.
* The number of study places is limited to a maximum of 40.

The program imparts knowledge on urban development and cooperation between the Public Sector and the Real Estate industry.

CAS Urban Management

New companies are emerging and one wonders which developments will be formative in the long term and which concrete measures should be taken in one's own organization. The compact course "Digital Real Estate" is aimed at specialists and managers in the real estate industry as well as the public sector who want to learn about the latest technical developments and seek answers to the following questions:

Digital Real Estate

This course teaches the theoretical fundamentals of the market-oriented Real Estate valuation methods commonly used today and provides an overview of the most important national and international valuation norms and standards. It focuses on the valuation of investment properties from an investor's rather than a financier's point of view. The valuation of residential property is addressed in passing. Practical examples are also used to explain the requirements for valuation reports and to provide tips on how to interpret the reports with regard to real estate investment decisions.

The course is aimed at professional users of valuation reports. They usually work in the fields of construction, investment, consulting, accounting or similar.

This course provides the fundamentals of today's market-oriented Real Estate valuation methods, norms and standards.

Basics of Real Estate Valuation

In contrast to purely financial investments, the owner of direct Real Estate investments can and must make entrepreneurial decisions and is thus jointly responsible for the performance of his investment to a considerable extent. 

In addition to the organizational and legal aspects, the fundamentals for the development and implementation of Real Estate business plans as well as Transaction Management and Project Development are taught.

Interest in indirect real estate investments continues unabated. In Corona Year 2020, the long-awaited breakthrough of portfolio and asset management mandates (separate accounts) has now also occurred in Switzerland. In real estate, asset managers are increasingly focusing on specific market segments - the days when everyone did everything are finally over. External managers and collective investments are also important for large investors. However, listed and unlisted collective investments are often held like direct real estate or managed like equities and thus do not achieve optimal performance. The increased diversity and specialization of real estate investment products increasingly demand profound expertise.

Real Estate Investments

# Topic

In recent years, an international movement called "Placemaking" has been established that systematically examines the success factors of vibrant urban spaces and neighborhoods and shows what can be generalized and transferred to other situations. The Placemaking approach differs from conventional planning and project development approaches in particular through the strong involvement of local actors and an iterative rather than linear understanding of planning (microinterventions, prototyping, observation and learning processes). This enables the effective integration of otherwise separate professional dimensions. 

The practical course with the Dutch Placemaking pioneer Hans Karssenberg offers an introduction to basic models and tools of Placemaking and shows with concrete examples how the Placemaking approach can be used to ensure optimal value, needs-based justice and local anchoring in area developments and area transformations - which also reduces the risks of vacancy, image damage or political blockades.

Topics such as CO₂ emissions, resource consumption and biodiversity are now on the agendas of many real estate companies. The question for companies is how to position themselves with regard to various sustainability issues, integrate them into their strategy, and deal with conflicting goals. The changing regulatory environment and investor expectations are also leading to increasing reporting requirements and impacting costs. The course offers participants an overview and orientation on sustainability or ESG in the real estate sector and delves into the ecological and economic aspects. In doing so, scientifically based findings are conveyed, various regulations as well as terminology are classified and one's own attitude is reflected upon. (The topics of social sustainability are taught in the compact courses "Urban Psychology" and "Placemaking").

With this course, the Center for Urban & Real Estate Management (CUREM) at the University of Zurich provides an insight into the latest findings in urban and architectural psychology and thus delivers interesting suggestions for cities and municipalities, investors and designers for the development of progressive living spaces. The contents are always treated in reflection of an economic way of thinking - in the sense of the best possible use of scarce resources. The goal is a high level of acceptance in developments, the long-term satisfaction of users and the strengthening of the social aspects of sustainability.

Urban Psychology

Laut dem Städteforscher Richard Florida hat sich während der Pandemie bei vielen Menschen eine Furcht vor Massenverkehrsmitteln entwickelt ("fear of mass transit"), wie er kürzlich an einem Panel des Center for Urban & Real Estate Management der Universität Zürich (CUREM) vorgetragen hat. Das CUREM und seine Weiterbildungsangebote beschäftigen sich unter anderem mit der Frage, wie solche und andere Entwicklungen die Funktion, Wahrnehmung und Bewertung von Büroimmobilien gerade verändern.

According to urban researcher Richard Florida, a fear of mass transit developed among many people during the pandemic, as he recently presented at a panel of the Center for Urban & Real Estate Management at the University of Zurich (CUREM). CUREM and its continuing education programs focus, among other things, on how such and other developments are currently changing the function, perception, and valuation of office real estate.

Cities are experimental spaces. Especially in times of major transformation, they also offer the opportunity to try out and test new things. Urban Leadership deals with the active design of concrete transformation processes in settlement areas. "Spatial transformations require not only a contemporary knowledge of architectural, technical and normative contexts of the built environment, but also, the longer the more, a solid and comprehensive understanding of human action and innovative steering instruments," according to the Center for Urban and Real Estate Management (CUREM) at the University of Zurich.
